New home sales surpassed an annual rate of 1 million sales for the first time since 2006 last month.
Some reports estimate there’s a shortfall of as many as 4.5 million homes needed around the United States due to a combination of pent up demand from the COVID lockdown, owners holding back on selling till COVID passes, low-interest rates, and rising demand from millennials (and Gen Zs that are right behind them) hitting their home-buying years make for the perfect storm. That's around 170 million people needing a home demographically. In addition, people are living longer and staying in their homes longer averaging around 13 years, which is up 3 years from 2008.
